Folia Homes is a growing property development company based in Nicosia (office location), delivering high-quality residential and mixed-use projects with strong architectural identity and attention to detail.
We are currently seeking an Architect with 3+ years of experience to join our in-house team and be actively involved across the full lifecycle of our developments — from concept design through to implementation on site.
This role is ideal for an architect who enjoys hands-on design, strong technical involvement, and close collaboration with consultants, suppliers, and contractors.
The Role
As part of our architecture and development team, you will be responsible for both design development and execution, ensuring that each project is delivered to a high standard in line with Folia Homes’ design vision.
Key Responsibilities
- Develop and execute architectural design studies for residential and commercial projects, including layouts, detailed drawings, and high-quality 3D visualisations.
- Design and coordinate interior and exterior spaces, including lobbies, communal areas and landscaped areas.
- Prepare detailed technical drawings and specifications, including Lighting layouts and Woodwork.
- Produce photorealistic renders and presentations using professional 3D rendering software.
- Participate in client meetings, present design concepts, and incorporate feedback into refined solutions.
- Visit suppliers, showrooms, and project sites to select materials, finishes, fixtures, and furnishings aligned with the design intent.
- Collaborate closely with contractors, engineers, and site managers to ensure accurate implementation of design documentation.
- Coordinate project progress and maintain quality control throughout all design and construction stages.
- Prepare and present project updates to clients and internal teams.
- Assist with cost estimation and budgeting in coordination with project and procurement teams.
- Identify and recommend software and tools to enhance design and visualization workflows.
Skills & Qualifications
Mandatory
- Minimum 3 years professional experience as an Architect.
- Excellent AutoCAD skills (essential).
- Strong 3D modelling and rendering ability (SketchUp, Lumion, or similar).
- High attention to detail and strong design sensibility.
Preferred
- Experience with residential and/or commercial developments.
- Good working knowledge of Microsoft Office (Word, Excel, PowerPoint).
- Ability to manage multiple projects simultaneously in a fast-paced environment.
- Strong communication skills and confidence working with clients and consultants.
